Ok, so can I just say it up front. If you don't know how to do stuff or know people who know how to do stuff… it's probably not for you.
I can write all kinds of stories about it, but if you haven't already, just watch the video. It tells the story. 

Whilst I'm about to get very real with you, I do have to say this really has some incredible potential! This can be brought back from the brink. It's an exciting opportunity and we're keen to see what happens for whoever has the courage to take on the task.

WHAT HAPPENED?!
The property has been run down. I don't have all the details, I do know it wasn't tenanted and has been owner occupied. Life just goes that way in some circumstances and the houses follow. We've had a structural inspection and right at the moment it's pretty dire in the roof. We've had a ballpark repair quote from a very good builder to repair the roof and ceiling that landed at approximately $15,000 for that main area. It’s a guesstimate. Could be more. Could be less! Probably not less. So, get that done, and you're back at square one. Well, if square one is floors, walls and roof. There's a lot of rubbish to get rid of still within that square, but you'll have the basics. The rubbish is real, that's not virtual staging, it's real genuine trash. It's strewn from here to there and who knows what else is hiding in the long grass out the back. It's a bobcat and a tipper probably. Watch the video, it's got more detail.

IT'S CHEAP!
Yes, it is! Priced from $399,000. We're selling as-is, where-is, with all faults, with all stuff. If you unearth a treasure, well good for you!
Now, I've got to reiterate, it's priced like it is because it is what it is. If it wasn't what it is it would be priced like it's what it's not. The minimum offer we're discussing with the Seller is $399,000 however we expect it to sell for something above that.

Q) It's pretty run down. Will they look at offers below the asking price?
A) Blank stare

Q) Mark, Will they look at offers below the asking price?
A) I went to great pains to explain this already! No. They won't.

Q) How much will it cost to fix?
A) Hard to say. The roof repair is essential. Everything else is vital but a lot of that is going to come down to how great you want to make it. Cost will depend on what you do yourself and what you need to have someone do. I've seen excellent property renovations of some pretty awful houses and they've spent anywhere from $40,000 doing it themselves and more like $150,000 when outsourcing it. If you're hands on there's great opportunity here. If you're hands off it will need some hard shopping around and good planning to make it work. Bear in mind you'd be making it amazing so the investment would really give you a wonderful place to live.

Q) What will it be worth when we're finished?
A) Depending on how good you make it! If you compare really nice 3x1 homes we see prices in the mid to high $600,000s quite often.

Q) Can I subdivide it?
A) It's got that potential. R/15/25 is the zoning. The retain and build option is unlikely due to the position of the house seeing less than 3 metres from the roof line to the fence. You could be cleverer than me when it comes to working things like that out with planning though. It's a big block and there's around 350sqm in the backyard. A granny flat could work! These things are all subject to council approval. 

Q) Is it currently tenanted?
A) Under the residential tenancies act rodents are not required to sign a formal lease and can be evicted without notice. There are no humans occupying the property. I actually haven't seen any rats. Apparently they have standards. 

Q) How do I make an offer?
A) Great question! Hit the email agent button and we'll send you the link to make an offer, the structural and pest inspection reports and a bunch of other info. 

Q) When are you presenting offers?
A) We're doing two inspections and offers will likely be finalised Wednesday 23/7/2025

Inspection is a must, unless the video is enough! I'm excited to see what happens next. Come along to the inspections and see if you've got what it takes to bring this back to life. 

**Bonus Information**
FST (Frequently Said Things)
FST) You real estates are the worst, how do you expect a first home buyer to live in this. Shame. Shame. Shame! Labour blah blah. Liberal blah blah. 
A) Well, firstly, and I have to say this for the benefit of all... it's real estate agents, not real estates. Secondly, I'm not saying they should have to. I'm saying it's an opportunity for someone to get in there and do the sort of work that will let them get ahead of the pack. It's going to take some support from friends and family but it would be awesome to see a homebuyer make it happen. 

FST) Great, another investor who will make a ridiculous profit by flipping it.
A) Maybe. How about you get in there instead! We'd love to see a homebuyer make it happen. We'd also love to work alongside an investor who can turn it into a lovely place in a market that doesn't have enough houses.

FST) You can't sell it like that legally.
