Mas dels Arbres is a fully restored farmhouse and 97-hectare farm situated in the heart of Parque Natural de Cap de Creus: 15 minutes drive from Cadaques, Roses and El Port de la Selva. The farm has the highest level of tourist license available so it can operate either as a Turisme Rural, a luxury seasonal rental or as a private residence. The owners have been running it as both a business and a private house. (Accounts are available.) All other paperwork is also available: cedula de habilitat and the certificado energetico. The farm is self-sufficient for electricity, water and sewage. It has also been connected to the main electricity grid for back up. (The house is highly energy efficient and has a very low carbon footprint.) Access is via a private (uso restringuido) track from the main road, with additional private access to both Cadaques and Roses. Regarding accommodation, the old farmhouse has 4 bedrooms (with the possibility of converting an office to a 5th). To the side of the house, there are 2 independent suites, one of which is wheelchair accessible. At the back of the house, there is a separate flat and laundry room which can be used for housekeeping. All bedrooms have at minimum a king-size bed and all are en-suite. There are 3 kitchens, 2 dining rooms, 2 sitting rooms and a small library. The house is fully air conditioned with underfloor heating, wood burning stoves / open fires as necessary. There is a satellite wifi throughout. Unique to the area, there is a saltwater lap pool 12.5m x 2m with sun deck. There are extensive outdoor dining areas, a built in Bbq and landscaped patios with drought resistant plants, almonds and apricot trees. There is a separate olive grove of 40+ centennial trees and 25 bee hives have recently been installed. There is a Plan Forestal in place with permission to plant vines, extend the olive grove, establish allotments and build a 5x5m shed. There are two parking areas (for up to 9 cars) with a drop off point to the side of the house. Maintenance wise, there is a regular cleaning service coming to the house which can be upgraded to housekeeping. There are a number of gardening companies in the local villages for day-to-day maintenance and a land management team (who can help with public grants) for the broader farm. The restoration has been covered extensively in the Catalan press (Tv3, Diari di Girona, Emporda.info and Sol Ixent) and will be featured in an upcoming episode of a new Tv programme on Tv5.
