Engel & Vlkers presents a beautiful vintage villa in El Rompido, surrounded by nature and tranquility on all four sides and, in addition, just a 1-minute walk from the beach. It is important to note that, thanks to its privileged location, the plot is not affected by the Coastal Law. The villa is called Lontana , and its area is 365m2, plus another 60m2 of its patios and terraces. Its functional program is developed around a central courtyard. This courtyard is a square space of just over 25m2 that not only serves to provide light but also generates magnificent air currents to combat summer temperatures. The east and south sides of this patio are in contact with the garage, the hall, the dining room, the living room and the kitchen; while the West and North sides are occupied by two bathrooms, and three bedrooms. The garage can accommodate two vehicles and a boat. When we leave it, we will cross the hall and we will arrive at the main room of this house: the large dining room with the integrated living room and kitchen. It is a very well-lit space, as it not only receives light through the three large windows of the central courtyard, but also from the outdoor landscaped square through overhead glazing on the roof. The sequence of this unique space continues and ends with a spacious laundry room and stairs leading to the walkable deck. From it, and walking around the courtyard, you can see the state in which the tiles of the villa are. At this level there is a small storage room where you can store all kinds of gadgets and, through a metal staircase, we can also go up to a small viewpoint, which serves as a watchtower of the ship, to contemplate the mouth of the Piedras River. Returning inside, the three master bedrooms of this house (all of them with fitted wardrobes) have their access through an adjoining corridor on the west side of the patio. One of them also has direct access to the garage. The fourth bedroom could be considered as auxiliary or service, and has access only from the garage. The villa has a small studio attached to it. An outbuilding designed so that it can be used for many uses: guest area, work area, workshop, ... It can be accessed from the outdoor garden or through the garage. The second bathroom of the house is strategically located near the garage, and is designed with two showers as a sports club. In this way it has a public tone that the guest appreciates. The villa was built on a plot of approximately 1, 200m2 and, at the time, it was located in the northern part of it, with its free part being specified in the south. A small square was designed here, where its owners organized their parties and meetings with their friends. In the southwest corner of the house, the circular pool was built. As can be seen, thirteen large pines have survived on this plot, whose magnificent shade is appreciated during the summer. Among them there are several points of light for night lighting that turn the garden into an intimate and cheerful space. In addition to the above, in this villa there are two basements. The main and largest is actually a semi-basement and has access from the garage. Its reason for being thus has its origin in raising the level of the house with respect to the natural terrain. In this way we move away from the water tables. The other, smaller basement was built around the pool basin. Here the treatment plant is located in a separate space and, mainly, bunk beds were built to accommodate any emergency of visiting friends in summer. The initial owners of this villa reside more than 1, 000 kilometers from El Rompido; a distance that, every summer, they had to travel to reach their beloved holiday destination.
