Reference: XIDB-T224. Perched at 650 metres above sea level, between the Mediterranean and Sierra Nevada, lies an auto sufficient villa defined by peace and space. Five bedrooms, four bathrooms, two guest studios, a swimming pool, sauna, and 4 hectares of land filled with fruit trees. The property is self-sufficient in water and energy, offering endless views of the Mediterranean Sea and the snow-capped peaks of the Sierra Nevada, where the Costa Tropical meets the Costa Almeria. Sometimes you come across a place where calm immediately settles over you, a place that feels like the only place you need to be. This home is situated on the border between the Costa Tropical and Costa de Almera, about a fifteen-minute drive inland from the coast along a winding tarmacked road through the hills. The surroundings remain largely agricultural, dotted with small villages and traditional farming. This is no vast expanse of greenhouses like those near Adra, but small-scale cultivation. The final stretch is along a dirt track. Around a bend, the view opens up: on one side, the snow-covered peaks of the Sierra Nevada; on the other, the vast, quiet Mediterranean Sea. The current owners discovered a ruin here and have gradually transformed it into a comfortable home with full autonomy in water and energy supply. The villa is single-storey, surrounded by fruit trees and a small olive grove. Below, there is a swimming pool with two self-contained studios, both with tourist licences. There is also a small greenhouse suitable for a vegetable garden, and a traditional era an old threshing floor which pays homage to the history of the land. The Villa This property has a built surface area of 262 m. The original walls of the derelict farmhouse were preserved and served as the foundation for the new build. The style reflects both Andalusian and Moorish influences, incorporating principles of sacred geometry. Nothing was chosen at random. The interplay of natural light, openness, sightlines, and proportions creates a calm and clear atmosphere, perfectly in tune with its location: 650 metres above sea level, overlooking the Mediterranean. The front door opens into an entrance hall. To the right are a guest toilet, a laundry room, and a utility space; to the left, the living areas. These are largely open-plan. The living room features a split-level layout, defining zones without walls. An elegant lounge with a fireplace and a reading and music nook leads down a step to a formal dining area, separated by beautiful antique wooden doors that allow the abundant sunlight from the veranda to flood in. The veranda itself has a seating area and a dining space that connects directly to the kitchen. Large glass sliding doors make this a delightful spot to enjoy a meal while taking in the stunning views. The fully equipped semi-open kitchen, with sea views, completes the picture. The villa also includes a guest bedroom with an en-suite bathroom, a second guest bedroom currently used as an office and gym, and a generous master bedroom with a separate dressing room, a built-in bed with panoramic sea views, and a private luxury bathroom. Guest Accommodation Downstairs from the villa by the pool, there are two separate guest studios. They are divided by a broad staircase that descends from the villas terrace to the pool terrace. The first studio measures 41 m and includes a double bed, kitchenette, bathroom, and additional storage under the stairs. The second studio is 42 m with a separate kitchen, combined living and sleeping area with a double bed, and a bathroom. Both studios have covered terraces, come fully furnished, and hold valid tourist licences. Exteriors A private gate opens to parking and a carport beside the villa. The estate covers approximately four hectares. Thanks to its elevated position, one side offers uninterrupted sea views stretching to the horizon, while the other overlooks the mountains, including all the peaks of the Sierra Nevada. Sunrises and sunsets over the Mediterranean are daily spectacles. In winter and spring, snow caps the peaks and, on certain days, clouds drift below the villa giving the impression of floating above the world. In front of the living areas and master bedroom is a large 180 m sun terrace. To the west, there is a terrace with an outdoor kitchen and barbecue, and at the rear, a patio. Steps lead down from the terrace to the pool area, which is surrounded by further terraces. The infinity pool measures 10 by 5 metres, and the pool terrace includes a built-in sauna. The gardens surrounding the house are landscaped with walking paths, terraces, and abundant flowers and plants. The garden slopes gently down from the pool to a circular era a historic threshing floor edged with natural stone. Beyond the garden lie orchards with around a hundred olive trees, producing ample olive oil annually, about fifty almond trees, and a variety of fruit trees including lemon, orange, grapefruit, mango, avocado, grapevine, apple, pear, physalis, peach, and medlar. A wind-protected greenhouse covered with fabric houses some fruit trees but is primarily set up as a vegetable garden. Nearby stands a caretakers house, comprising a small lounge with kitchenette, bedroom, and bathroom. Facilities The property is completely energy-independent. There is a legally drilled water well with a capacity of about 10 litres per minute. The water is potable and is pumped via solar power to a higher reservoir, providing sufficient natural pressure throughout the estate. The gardens and plantations benefit from electronically controlled drip irrigation. Electricity is generated by twelve solar panels and stored in twenty-four batteries. There is also a wind turbine. Wastewater is treated in a septic tank. Running costs are minimal, limited to the annual local property tax. Location The estate is not isolated there are neighbouring houses a few hundred metres away, though their presence is not noticeable from the estate. The property sits in the hills, roughly 3 kilometres as the crow flies from the sea, between the towns of Adra and Motril. Both towns offer a good range of shops, supermarkets, and restaurants. The closest villages are La Rbita and El Lance de la Virgen, both situated directly on the coast with several bars and eateries, a convenience store, a small medical centre, a hotel, and a primary school. This area retains a traditional way of life: fishing boats along the beaches, agriculture on the hillsides, and a village rhythm all its own. The landscape is varied a blend of coast and mountains providing a pleasant microclimate. Almera airport is about an hours drive away, Granadas airport is one and a half hours, and Mlaga airport around an hour and three quarters. All airports are easily accessible via the motorway.
