This house with its flat stands on the edge of a small village. The village is typical of rural France with its church and restaurant in the centre, the village square and several winding village streets. La Porcherie has its little railway station (10 minutes walking distance of the house).Beautiful viewsThe house has no nearby neighbours, its own private driveway and benefits from beautiful rural views to the south. The former farmhouse has a large, attached barn and a cellar with a concrete floor.The dwelling comprises a cosy living room fitted with a wood burner, a kitchen, bedroom and bathroom (including a shower, bath, toilet and washbasin) on the ground floor. Outdoor stairs lead up to the upper flat converted within the former attic of the house with its own living room, kitchen, bedroom and bathroom (inc. Shower, sink and toilet). Should you wish to connect the first floor flat to the house, creating a staircase in the barn would be the most obvious option. The roof has recently been redone (January 2025). Outbuildings and landThe low-maintenance garden features over 20 fruit trees (apple, pear, plum, greengage, cherry, peach, fig, walnut) whereas the soft fruits (strawberries, raspberries, blueberries, blackcurrant, gooseberries and kiwi), chicken run and space for vegetable plots are at the back of the house. The field which has a track from the stable is just under an acre and quite suitable for a horse or other animals. The old pigsty now serves as a stable for the horse.The large barn has wide double doors, which are ideal for vehicle storage. Plenty of space remains for further storage or hobbies. Attached to the barn, two small metal hangars will accommodate your other vehicles and all of your garden tools. In front of the house, the former bread oven is now used as a utility room.AmenitiesThe house is close to Saint-Germain-les-Belles, which is slightly larger and has more amenities with a bakery, a small supermarket, a butcher/caterer, a garage, a chemists, a restaurant and a cafe. Saint-Germain-Les-Belles also boasts a beautiful lake with a sandy beach. Around the lake, there are various games for children and there is a (public) tennis court, including a large campsite. For a larger supermarket you only have to drive a little further to the village of Magnac-Bourg, which also has all the main amenities available. The motorway is 8 minutes away. Limoges and Brive, with their airports, are both 30 to 40 minutes drive away.
