This agricultural property, and its mostly adjoining land of about 7.5 hectares, is located in a hamlet set back from the main roads, in the commune of Vicq-sur-Breuilh, at the top of a hill, in a small hamlet about twenty minutes south of Limoges. It consists of two houses to renovate, a huge barn, a large agricultural shed and various outbuildings allowing to envisage a seasonal accommodation activity with ideal possibilities for raising animals, thanks to the spring present on the land. There is also the possibility of acquiring additional adjoining meadows for those in need of more land.The two housesLocated along a small hamlet road with no passage, the two houses, facing east-west, are separated by a large barn of about 270m on the ground. The small house, with a plastered faade, has a surface area of about 50m on the ground, is partly raised on a cellar and has an attic that can be converted and an adjoining garage/boiler room of about 14m. This contains the oil central heating in working order. The house is entered through a front terrace on a central entrance, at the end of which is a small shower room with Wc. To the right of the entrance, two bedrooms. On the left, a kitchen open to the dining room. A patio door from the kitchen gives access to a small garden at the back. The septic tank on this part will have to be brought up to standard.The largest house, with a surface area of about 130m, has a lot of character with its magnificent faade in carefully joined local stones. A living/dining room extension, also in stone, has been built on the side and increases the living area on one level. On the other side of the building, a stone lean-to and a well, adjoined, allow you to store and bring water to your future animals or vegetable garden. The house includes a central entrance (approx. 8.5M) with double access. To its left, a corridor (approx. 3M) leads to a shower room with toilet (approx. 3.5M) and a bedroom on one level (approx. 13M). To the right of the entrance, a kitchen with fireplace (approx. 22.5M) and, as an extension, the living room (approx. 26M).On the 1st floor, a central landing (approx. 6M) and 3 bedrooms. The largest (approx. 12.5M), located to the left of the landing, has a private bathroom (approx. 8.5M) with toilet and a dressing room (approx. 2.5M). The other two bedrooms (approx. 9.5m and 13m), to the right of the landing, are adjoining each other. A closed staircase leads to the convertible attic above (approx. 22M). The house needs to be completely renovated and has a septic tank which however needs to be brought up to standard.The many outbuildingsAn advantage of these agricultural properties is that they have many outbuildings that are very useful on a daily basis. This property is no exception to the rule. Here we take advantage of a large stone barn with flat tile roof of about 240m on the ground with an adjoining awning of about 30m to make a stable or store hay. The barn has pigsties on the north gable with storage granaries above. There are three sets of stables interspersed with two open barns. In addition, two open hangars are also present, one with a wooden frame and interlocking tile roof of approximately 170m. The other, opposite the large house, on the other side of the road from the hamlet, with a metal frame and roof, of about 112m. Finally, a large animal shed with a metal frame and fibre cement roof of approximately 570m completes the number of outbuildings available.A large varied lot with spring and beautiful viewThe land is largely adjoining. (Only 4, 500m perfectly flat, with one of the sheds, are just across the road from the hamlet and could make a very nice vegetable garden). It consists of several well-maintained fenced meadows, all fed by a spring, brought to the different parts by underground pipes to watering troughs. As one is on the crest of the hill, part of the land (approx. 4.5 hectares to the north-east of the property) is on a reasonable slope. It is easy to raise sheep, goats, or horses here, by adapting the fences that are currently intended for cattle.Access and AmenitiesThe small rural town of Vicq-sur-Breuilh is located on either side of the A20 motorway, near the romantic village of Pierre-Buffire, perched on its rocky outcrop, in the direction of Limoges. The village has small amenities and a very good restaurant, but Limoges centre is not far away, about 20 minutes away and its airport 30 minutes away. The southern Limoges shopping area is only 1/4 hour away. Paris is just over 4 hours by road or 3h30 by train from Limoges.
