The predominant sawtimber species found on the property include;  sugar   apple, elm, American hornbeam and Eastern hophornbeam.  The current total estimated sawtimber volume is close to 1 million board feet with almost half that volume being red maple.  With the decline of sugar maple in some regions, red maple has become another significant source of 'sweet' sap for maple syrup production.  The next most abundant sawtimber specie is eastern hemlock, at approximately three hundred thousand board feet.    There is certainly plenty of acreage and dry ground to develop numerous all-purpose trails on the parcel, a much safer alternative for young adults and children than public trail systems.  The numerous existing logging trails that traverse the land will make excellent x-country skiing, snow-shoeing, hiking, biking, bird watching, ATV and snowmobile trails.    A tributary to the South Branch of the Little Salmon River, a Class A protected trout stream, originates from lands to the north of the property, then flows southeast, traversing the property through an area designated as a Freshwater Wetland, slowing to rest in a beaver pond and beaver meadow before exiting across the parcel's eastern boundary.  Brook trout are certain to be found in these cool, clear waters.  If you are looking for a larger catch, travel 15 minutes north to fish the Salmon River, famous for its king and coho salmon, brown trout, steelhead, and rainbow trout, or Lake Ontario for more of the same plus; walleye, bass, pike, and perch.    This would be a great location for anyone that loves country life and outdoor activities, and has a desire to build a home or seasonal cabin.  There are numerous excellent potential building sites surrounding the pond, and in the thick of the forest, for those that desire a private dwelling site, and/or choose to live off the grid!  If that's not the case however, electric and communication utilities are available roadside.  All rights transfer to the new owner.  Also, the property survey conducted last fall included flagging, painting and blazing boundary lines and locating existing corner markers, or placement of new ones as needed.
