The current county zoning is single-family residential. Anderson City zoning officials have indicated that if annexed, they would recommend multi-family for this tract. Seller will agree to a "subject to zoning" contingency. This is a "one-of-a-kind" offering! Zoning: The future plan calls for this parcel in particular to be zoned single-family (attached and detached). So, your small-scale multifamily development would fall in line as a single-family attached option. Specifically, we could see a townhome concept here which sounds in line with what your buyer has envisioned for the site. It's important to note that multi-family apartment complexes would not be in line with this zoning. It doesn't sound like this is the type of multi-family you would want to pursue but wanted to emphasize that to avoid any confusion.
