Clearview Park is a very versatile property being well suited to cropping, hay and grazing in an assured district with facilites ready for production now. 

• Location
The property is ideally located just 9kms west of the Naracoorte Road on Burts road, 35km south of Bordertown and 66km north of Naracoorte, while Adelaide is approximately 300km NW of the property. 

• Land
Predomminantly gently undulating medium to lighter loams over clay well suited to many crops and many classes of livestock including breeding, back grounding and finishing cattle and sheep. The vendor estimates that approx 400 hectares is highly suited to cropping based on claying, topography and cropping inputs. Approx 600 hectares has been clayed and or delved at approx 250 tonnes per hectare. Of that 600 hectares, approx 200 hectares has recieved a second application of approx 600 tonnes per hectare - being a combination of spreading and delving. Approx 170 hectares of the property which includes red sandy loam and limestone outcrops has not been clayed. These areas include shade and shelter suited to livestock. 

• Fertiliser 
Grid mapping has been carried out over the past 5 years for the purpose of pH testing. As a result lime has been applied at variable rates with a target range of pH6. The average application rate has been up to 2.5t per hectare. Grazing land recieves 100kg single super per hectare per annum. Cropping land includes 60kg M.A.P per hectare at sowing along with SOA, urea and hay boost at prescription rates. 

• Production
Cropping - Successfully grown crops have included lupins, lentils, oats, barley, triticale and canola. Approx 280 Hectares is rotational cropped. Summer crops have included brasica and tillage raddish. 
Pastures - Pasture species include subclover, rose clover, serradella, lucerne veldt and grasses typical of the district. 
Livestock - The pastures are supporting predominantly merino ewes lambing to terminal sires and merinos. The vendor estimates the property to run approx 2,000 ewes with limited cropping. The property is RWS accredited. 
Cattle have previously been depastured on the property. Stock take advantage of the shade and shelter from the gum and mallee shelter. The property is regarded as good warm and healthy country from a livestock production perspective being well suited to early prime lamb production and early season prime beef production. 

• Stock Water 
Stock water is drawn from the high quality underground aquifer utilising two bores. 
No. 1 - SWL 15m up to 42,000 gallons per hour at 25m equipped with a NASTEC 4H 50202 solar panel powered submersible pump supplying 1 x 10,000 gallon fibre glass squatters tank and a 5,000 gallon poly tank. Solar pump capacity up to 30,000 litres per day. 
No. 2 - Windmill equipped bore supplying 1 x 5,000 gallon Williams conrete tank. Concrete troughs on pads in each paddock supplied through 32mm & 40mm poly pipe. 

• Rainfall
Approximately 475-510mm average annual rainfall. 

• Fencing
Well fenced into 17 main paddocks using mostly cyclone, barb, plain wire and creo posts with field gates throughout. Majority of fencing is modern and well constructed with a laneway servicing several paddocks. 

• Improvements
Woolshed 
Modern steel frame approx 345m2 with grating. Three stand raised curved board with chutes. Concrete wool floor. Permanent generator insitue - to remain with the property. Single phase
